Good communication ‘is essential for successful strategies’
According to Landlord Assist, a good level of communication is essential for successful tenancies. They claimed regular contact between renters and letting agents or landlords is the key to avoiding disputes and raising standards in the private rented sector.
Stephen Parry, commercial director at the organisation, stated: “To help prevent disputes from occurring, better communication between landlords and tenants is required, together with clear guidance for tenants on what repairs and maintenance the landlord is contractually responsible for and which the tenant should undertake as part of their tenancy conditions.”
Mr Parry said tenants should be willing to report any damage that occurs in a property and to ask for repairs when needed. He called on renters to remember they are responsible for making letting agents or landlords aware of the need for any maintenance promptly.
“Failure to do so could make any future repairs more invasive and costly and the tenant may be held liable,” the rental expert added.
Graham Kinnear, Landlord Assist managing director, said the growth of the private rented sector is making the issue of property standards and repairs increasingly prominent. He claimed that while the majority of landlords provide a good, professional service, there is a rogue minority who are unwilling to maintain their portfolios and are only interested in short-term gains.
Mr Kinnear believes this problem could be addressed by the government taking action to increase the supply of rental housing throughout the UK. He claimed this would boost competition, meaning landlords and agents have no choice but to raise standards if they are to attract renters.
The industry expert also believes this will improve tenant mobility, while ensuring the buy-to-let sector remains attractive to investors.
He is not the first to call for the supply of rental homes to be increased, as this is an issue that has been raised regularly in recent months. In February, law firm Addleshaw Goddard and the British Property Federation called on the government to focus on building more rental properties rather than fixating on home ownership.
Applegate have an ever increasing demand for rental properties in the area that meets with this findings. Traditionally, the property market has always focussed on property sales but as the economy has changed there is more demand to promote lettings. This suits the budgets of many in the area as due to the cost of living being much higher than previous years.

Local knowledge and demand ‘crucial considerations for buy-to-let landlords’
According to a new study, landlords seeking to expand their buy-to-let portfolios prefer to invest in areas where they have local knowledge and understanding of market trends.
The survey was carried out on more than 1,000 National Landlords Association (NLA) members to find out what were the top factors that landlords consider when getting ready to make a buy-to-let property purchase.
The report, which was carried out by Paragon Mortgages and BDRC Continental also revealed that the most common factor is a landlord’s own knowledge of the area, with 86% of respondents to the survey reporting this is at the top of their check-list. Meanwhile, 68% said strength of tenant demand in the chosen area was important, while 63% cited local rent levels as a key consideration.
Other important factors that the landlords consider include the prospect of capital growth, emphasised by 56% of landlords, as well as proximity to local transport connections (55%) and future development plans in the area (37%).
The report also revealed that 74% of landlords who are planning to make property purchases said they would be looking for one near their own home, with only ten per cent willing to buy further afield. Even then, they would only be prepared to look within a 100-mile radius from their local area.
Applegate Director, Amy Wray commented: “The research confirms what we already know, landlords want their properties to be as profitable as possible. The only way of doing this is to ensure they know the area well and know that the area can produce good rent levels.”
