Rent set to reach record highs


Rent costs are expected to rise to record highs in 2013 and increase by 18 per cent over the next five years.



The growth of the rental market, which has been driven by the phenomenon dubbed 'generation rent', shows no signs of stopping as more people turn towards lettings agents and rent properties rather than buy.


Many young adults in particular will rely on renting property, with the majority of first-time renters being in their late 20s and early 30s. A lack of job opportunities, student debt and the rising cost of house deposits are seen as the major factors in causing this trend.

The rise in rental costs will not come as a surprise to many, with a survey conducted by Halifax showing that 66 per cent of people expect rents to rise in 2013. House prices are also predicted to grow, with 38 per cent of people expecting the value of the average property to rise in 2013, compared to 18 per cent who predict a decline.


"Renting can offer individuals stability"

Despite the cost of renting increasing, a letting agency from Sheffield has claimed being trapped in the rental sector does not mean tenants will be losing out to homeowners. Director at Belvoir Sheffield Rick Flay explained how there are plenty of positive elements to renting a property. The expert claimed that although owning a home is traditionally seen as offering financial stability, it may leave people with less security if they are tied to the investment and struggling to pay bills.



"It is a lot harder to sell up and leave than it is to leave if you have been renting and a tenancy has ended," Mr Flay commented.


The specialist noted that outgoings on rented property are mostly fixed, which allows tenants to budget more accurately than a homeowner. For example, if a boiler breaks down landlords have to cover the cost of a repair or new device, while those who own the property have to fund the maintenance themselves.


"New housing fund will stimulate growth in private rental market"

Housing minister Mark Prisk has also announced the launch of a £200 million fund to increase the construction of properties for the private rental sector. The Build to Rent fund will give developers the confidence to build properties specifically matching the requirements of the rental market in that area, knowing that the fund will finance the work until the property is let out to a tenant.



Companies will be offered the chance to invest in the new rental properties and developers will repay the government investment. It is hoped that the new scheme will help to ensure a higher standard of quality across the rental sector and will encourage larger companies to become involved in the market.


Currently, the majority of private landlords are individual investors that have a small portfolio of properties. The government hopes to stimulate the market and encourage large-scale housing organisations to play a key role in the private rental sector.

Mr Prisk said that the fund will "create new jobs, build the homes that families need and local people want, and support economic growth across the country".

Letting Agent Reform


A debate over the potential reform of letting agent regulations took place in the House of Lords on Wednesday.

Baroness Hayter, shadow minister for business, innovation and skills in the Lords, rose to lay her amendments to the Enterprise and Regulatory Reform Bill. The amendments aim to bring letting agents within the scope of the Estate Agents Act 1979 and put in place a minimum level of professional standards for the private rental sector.

It is hoped that these changes will provide greater protection for consumers and raise standards in the industry. The amendments were drafted by RICS, which worked alongside Baroness Hayter to gather vital industry support for the proposals. A number of members from all sides of the house gave their backing to the proposition, with conservative peers Lord Lucas and Lord Devan speaking in support. However, the government continues to suggest that current legislation and the Safe Agent scheme provides the necessary protection.

Renting gets competitive....

Experts are predicting a bright future for the rental market in 2013, but warn that lettings agents will need to screen tenants thoroughly. As demonstrated by the recent publication of the 2011 census data, renting is increasingly becoming seen as the only long-term option for a large number of people, rather than the short-term stop-gap it once was. This means that there are now a large number of potential tenants competing for each rental property on the market and James Davis, CEO of Upad lettings agency, suggests this means landlords can now take their pick of "quality" tenants. He said: 


"Those who will look after their property, pay the rent on time and in full and be responsible renters are sure to be preferred by landlords and I foresee full tenant referencing and rent guarantee agreements becoming the norm in 2013."

This prediction has been made at an incredibly appropriate moment as the recent release of figures showing 7.8 million Brits are struggling with housing payments, thus reminding letting agents of the importance of carrying out adequate financial checks on potential tenants. The statistics, provided by housing charity Shelter, also reveal close to a million people resorted to taking out a pay day loan to cover the cost of their rent or mortgage. Campbell Robb, chief executive at Shelter, said: 

"It’s shocking to think that so many families will be starting the new year with a huge weight hanging over them."

The research was carried out by YouGov on behalf of the charity and showed that 2.8 million people were forced to use an unauthorised overdraft to find the funds for their rent or mortgage. With ARLA predicting rental rates will continue to rise in 2013, agents are once more warned that conducting a thorough assessment of a potential tenant's financial position and their capability to meet the payments is essential. As a result of this, landlords are also expected to increasingly look to utilise lettings agents who can make the process of finding a tenant, conducting the checks and managing the property as simple and painless as possible.

We're pleased to note at this point that here at Applegate Lettings we have a full system in place to ensure that all applicants are fully checked prior to applications to rent being accepted by our office. This process includes the following:

  • All applicants must meet face to face with a representative of Applegate Lettings or the landlord before they are allowed to submit applications – we believe in building relationships and this starts at the viewing!
  •  All applicants must view the property to ensure they are 100% happy – applications will not be accepted unless they have already seen the property.
  •  No funds will be taken to hold properties until the application forms have been received. All application forms are inspected before processing and Applegate Lettings only ask for payment if they believe the application is sufficient and likely to pass.
  • Full address verification checks are carried out.
  • We also do full employment verification including checking references, calling their employers’ head office, confirming payroll, their start date, position and salary.
  • We obtain a full previous landlords reference where appropriate.
  • Bank validation checks are completed on all tenants.
  • We obtain photo ID from all applicants and proof of address if the address validation has not found a current address. This is to comply with money laundering regulations. 

So as you can see, with all the warnings being issued to lettings agents about the importance of correctly screening prospective tenants, we're pleased to say that we're already ahead of the curve and have procedures in place already to prevent the dangers behind these warnings from ever occurring.

2012 Round Up!


2012 has been a huge year for Applegate Lettings and with so much going on, we can’t believe how quickly it’s flown by. With changes to almost every aspect of Applegate, looking back over the last year we know why we've been so busy!
The Applegate Team
The team has grown a lot over the last 12 months. We welcomed Laura Joy Everitt at the start of May who joined the team as a Lettings Administrator and a fantastic addition she has turned out to be. Laura has quickly become an invaluable member of staff and our existing and new clients have quickly formed a very positive relationship with her. She’s since had a promotion to Senior Lettings Administrator! We also joined forces with Rebecca Sutcliffe of Purple Berry Media in May 2012, who has provided us all with valuable media training and continuous support. We said hello and goodbye to Georgina Shaw who worked with Applegate over the summer before leaving to peruse her dream of being a teacher (and is still missed by the team!) and had another lovely year in the company of our Accounts Manager, Lynn Wray, who continues to keep everything in tip top shape. Finally we welcomed our newest member of the team, Gabriella Abdelfatah, in September. She joined us as a Lettings Administrator and Accompanied Viewer and instantly formed friendships from within the team and with clients. Our staffs Christmas party guest list keeps getting bigger and bigger!
Training Day
We've always stressed how important it is for team members to be qualified for their position and fully up to date on all the various legislation that is relevant to what we do here at Applegate Lettings. With this in mind we've had another training filled 12 months, with team members attending numerous events, including various ARLA (Association of Residential Letting Agents) training seminars, a two day visit to London to attend a course with ARMA (Association of Residential Managing Agents) and a ‘Forward Ladies’ event held in Sheffield (where our own M.D. Amy Wray met the delightful Claire Frisby from Look North!). Our services are only as good as the team providing them so making sure our staff are fully trained and up to date remains a priority and long may it continue!
Making Applegate More Sociable…..
As well as keeping our team members up to date, we realised that keeping our clients up to date was equally important. At the start of the year we already had our website (which even now we receive regular compliments on!) and a basic Facebook page but that was the extent of our on-line persona. When we started working with Purple Berry Media in May 2012, all of this changed. Working closely with their Creative Director, Rebecca Sutcliffe, we have expanded our on-line profile to include a Twitter account, an on-line blog and a much more active Facebook account! Our blog updates are becoming increasingly popular with regular updates relevant to both landlords and tenants: updates on legislation, general advice or just updates on what’s going on at the Applegate office, you never know when we may post something that’ll be of interest to you. With that in mind, we launched our RSS Feed Subscription service in August to allow subscribers to receive our latest updates straight to their inboxes! Add us to your feeds list now with this URL: http://applegatelettings.blogspot.com/feeds/posts/default. We feel that by keeping our landlords and tenants as informed as possible we are going that extra mile and at Applegate Lettings that’s what we’re all about.
We also launched our email newsletters in September, giving clients the option to join our mailing list to receive weekly emails listing all available properties that we have on our books at that time. Some of our landlords have even subscribed just to have a weekly browse of what’s currently on the market! To subscribe to our properties mailing list, just give us a call or drop us a quick email and we’ll add you to the list!
Our thank you scheme, also introduced in September, has also been a big hit with our clients. We value our existing clients recommending us to others and appreciate that over 70% of our new business each month comes from recommendations like these. We decided to reward these clients generosity of high praise with some generosity of our own in the form of Champagne, beauty salon vouchers and Chocolate Lovers’ hampers whenever a recommendation results in a new tenancy. We can honestly say it’s been very well received!!
Our on-line letting service, introduced to the Applegate Lettings website in October, has also proved rather popular. Landlords are able to upload their property details directly to our website, Rightmove, Zoopla, Find a Property, Prime Location and Applegate Lettings social media pages by uploading their photographs and description along with EPC for just £159.
Smells Like Team Spirit
We became the main sponsor for Marsden F.C. (www.pitchero.com/clubs/marsdenfc/) in the Summer having been approached by the manager Craig Waterworth to sponsor the team and as we are a local company with local values we were keen to support such a promising team. We have since watched them win many a match, got our own football shirts sporting the Applegate logo and even been photographed with the whole team for the Huddersfield Examiner!
The Terrible Two’s!
Applegate Lettings celebrated its’ second birthday on 1st July and we couldn't have been happier. On 1st July 2010, Applegate Lettings was born and we’re so proud of how much we have achieved in just two short years. A lot of hard work has gone into making Applegate Lettings the company it is today and it’s certainly a company that we’re incredibly proud of. Our team, our work ethic and our levels of customer service are all key to how we are where we are today. If we continue along this path, who knows where Applegate will be in another years’ time! To celebrate our birthday, we got to work on our very own Applegate Lettings magazine which was finally released in September. Feedback from our landlords and tenants show that here at Applegate Lettings, our levels of customer service are particularly revered – we pride ourselves on providing our landlords and tenants with as much information as possible and keeping our team up to date on current legislation to enable us to provide the best possible service. We believe that this magazine is taking our service to the next level – we wanted to use our expertise to create something that truly explains where we came from, where we’re going and what we’re all about at Applegate Lettings. Circulated for free to all of our landlords, tenants and any other interested parties, the magazine proved to be a hit with our original articles and interviews resulting in some fantastic feedback which really made all of our hard work feel worthwhile!
