Rental Costs Grow In Yorkshire





Rental costs in Yorkshire grew by 12 per cent in 2012, the highest rate of growth in the UK.


The county, which previously had some of the lowest rental rates in the country, is now beginning to fall in line with other areas.


Figures released by property experts Move With Us show that the average rental costs cost in Yorkshire rose to £629 per month, closing the gap on areas such as the West Midlands by 80 per cent.


The north-east of England also saw a sharp rise in costs, with an average increase of £73 per month.


Robin King, director of Move With Us, said that high demand in these areas is pushing prices up to be more consistent with general market levels.


He added that growth rates will eventually level off to a more sustainable figure in 2013.


Mr King also stated that the north-east may become an attractive region for investment from lettings agents, due to its "lower industry costs and strong yield".

What Planning Permission?!


Planning permission no longer required for office to residential conversion


New relaxed regulations for conversion of commercial property were announced last month (24th January) in an effort to address the UK housing shortage.
The idea was originally discussed in 2011, but finally abandoned in July 2012 after ambiguity about how the conversions would actually work. Less than one year later, the Government has introduced new permitted development rights which allow offices to be converted to residential space, in an attempt to create much needed housing from underused offices.
This rule change comes at a time when building figures are reaching record lows and planning minister, Nick Boles, is optimistic the decision will provide a much-needed boost for the economy in terms of both housing and employment. These new regulations will only apply to office space, and not to shops or warehouses.
The right to convert property in this way has been put in place for three years, but will allow exemption in ‘exceptional circumstances’ when a local authority has justified grounds for objection. The City of London council has already opposed the plans due to worries that landmark buildings could be converted into flats. As a result, it is believed that they have been granted exemption from these new regulations.
At the beginning of the year, Nick Boles branded the length of time required for young people to acquire a deposit as ‘immoral’ and said that building restrictions had become a major cause of the inflation in house prices. New relaxed restrictions will allow change of use from B1(a) offices to C3 residential without prior planning permission. In light of this decision, those planning to convert property in this way may be able to save what can reach hundreds of thousands of pounds in legal fees. However, property industry experts have warned that the complexity of some redevelopments will mean many will still require planning permission.
Boles said: “The small changes we are proposing are another step in streamlining an application process that for too long has been weighed down by the need to provide irrelevant information and detail.”

Another ARLA Training Meeting for M.D. Amy Wray!


Our Managing Director, Amy Wray, went to a regional ARLA meeting (Association of Residential Letting Agents) on Thursday (putting work ahead of Valentine’s Day – there’s dedication for you!)
It was a fantastic meeting with Robert Bolwell from Dutton Gregory LLP solicitors speaking about recent legal updates that all letting agents should be aware of, including the new EPC regulations that came into force on 9th January 2013, new tenancy deposit regulations and schemes and recent case laws in the housing sector. It was a fantastic overview of the updates and Robert made it enjoyable listening.
Ian Potter, Managing Director of ARLA gave an excellent presentation discussing many aspects of the UK PRS (private rented sector) including the fact that recent research has shown the number of home-owners has dropped to the lowest levels in 25 years (see the Applegate Lettings news section for the full story). Ian re-iterated his intentions to support the lettings industry becoming regulated within the UK, which we fully agree with.
Amy acknowledged that as Applegate Lettings continues to grow, it can become difficult to make time for these meetings and training sessions. However, after coming away with such a vast amount of information it just proves how vital it is that the team at Applegate Lettings always take the time out to focus on maintaining their vast knowledge of the lettings industry and therefore safeguarding our landlords and providing exceptional customer service to our tenants. We know we often say this, but it goes back to us maintaining our core values which we set over three years ago.

Number of homeowners drops to lowest levels in 25 years



According to the latest figures from LSL Property Services, the proportion of households who own their home has dropped to its lowest level in 25 years. Meanwhile, the private rental sector appears to be going from strength to strength.
While homeowners do remain in the majority, at 65.3%, this is the lowest proportion of households since 1987.
David Newnes, director of LSL Property Services, said:
“Sales activity and prices in London are charging along at a furious pace which is dragging national house prices up on its coat tails. Take the capital out of the equation and the average rate of house price growth in England & Wales falls to 1%.”
On average, house prices have risen by £7,000 over the last year, with sales rising by 8%. LSL have calculated the average house price for January to be £227,478.
Campbell Robb, chief executive of Shelter, comments:
“As saving for a home of their own becomes increasingly out of reach, many have no choice but to live in rented homes for years on end.”

Ruddi's Retreat Birthday Ball!

Back in October 2012 we talked about Marsden FC's upcoming Bonfire Night Party that was raising money for local charity, Ruddi's Retreat. We're now fast approaching the charity's first birthday and to celebrate they are hosting a birthday ball fundraiser and tickets are now available for purchase. See their message about it below!

A few words from Ruddi's Retreat:


"Ruddi's Retreat is a Huddersfield based charity set up by Ali Jones whose son Ruddi was diagnosed with cancer - Rhabdomarsarcoma - a rare soft tissue cancer of his prostate and bladder at just 6½ months. Ruddi is now a happy four year old boy but he went through months of intensive chemotherapy and endured countless operations. The family then had to travel to America for three months to receive Proton therapy. Thankfully, Ruddi is now in remission but he is not unscathed, he is now registered disabled and has many operations still to come but his overall outlook is now brighter.

Ruddi's Retreat became a registered charity in February 2012 and is already the proud owner of a static caravan "Ruddi's Retreat 1" at Primrose Valley, which in the first year has already provided respite holidays for 38 families that needed quality time and a break away from the hectic life of hospital visits and gruelling treatments. This year through our "Making Memories" appeal we aim to purchase our second caravan RRII so we can help more of the 750 families in Kirklees and Calderdale that are affected by cancer.

This year is a very special year for Ruddi's Retreat as we celebrate our first birthday. To celebrate this fantastic achievement we are hosting a First Birthday Ball on Friday 1st March 2013 with a champagne reception and a four course meal followed by our amazing live act...... Lee Lard - the UK'S Number One Tribute to Peter Kay!!!!!! (http://www.peterkaytribute.co.uk/) This will be followed by a disco until 1am. This event is being held to help raise money towards our "Making Memories"appeal.

Top 20: Manchester!



Manchester has been named one of the top cities in the world for property investment, with the city placing ahead of fashion-capital Paris.

Jones Lang LaSalle ranked Manchester in 15th place ahead of Beijing and Milan, making it the only UK city other than London to come within the top 50 global destinations.


Although the report suggests the north-west city is a good place to invest in buy-to-let property, director at Jones Lang LaSalle Rosemary Feenan warned Manchester needs to continue evolving.


She stated: "Manchester's future will be dictated more by what it does to compete with other international cities such as Lyon, Boston or Vancouver, rather than other UK cities."


Ms Feenan added that trade alliances and the opportunities for its businesses in both emerging economies and established global economic superpowers like China will be "vital in attracting future investment".


Director and head of Jones Lang LaSalle David Lathwood claimed Manchester needs to develop its infrastructure and quality of life in order to remain competitive.



With Huddersfield being just a stones throw from Manchester (we could DEFINITELY throw a stone over the Pennines!) we're pleased to see that one of the top 20 cities in the world for property investment is so close by!
