One in four landlords plans to expand their portfolio

Almost a quarter of buy-to-let landlords are planning to purchase at least one further property over the next 12 months. 

According to a study by agents Allsop and market research firm BDRC Continental, 23% of landlords plan to grow their portfolios over the next year, and 61% are confident about the future for their businesses. The survey found that the average tenant’s stay is now over two-and-a-half years. 

Four in ten landlords have agreed higher rents with their tenants during the last year, compared with 7% of landlords who have had to lower their rents. The survey also found that an average two-bed flat in central London now earns a landlord rent of £1,515 each month, over three times the £480 for the same property type in the North-East.

Paul Winstanley, partner at Allsop, said: “The demand for rented housing and the constraints on the wider housing market mean that rented housing is likely to retain the same income dynamics for the medium to long term. The rented sector is growing at such a rate that landlords will share in a secure and attractive return.”

Renting is 'the future for millions'

The private rental sector will continue to grow in the near future, according to an industry expert.

Lucy Jones, operations director at LSL Property Services, said the industry has remained relatively stable in recent years, especially when compared with the "broken rollercoaster" purchasing market. 

Speaking at a Council of Mortgage Lenders conference, she predicted that by the middle of the decade at least 20 per cent of the population will be living in rented accommodation. 

"Renting was the future before the recession, it cushioned many during, and it’s still the future for millions," Ms Jones stated.

The LSL director also made predictions about the future cost of rental and forecast average rents could reach £800 per month by the middle of 2015, which would represent a 21 per cent increase since 2010. 

However, she added there will be pronounced regional variations, with the typical cost of renting in London - which is already 109 per cent higher than the north-east - set to grown at a faster pace than in other parts of the UK.

Ms Jones concluded by claiming the sector is set to "flourish in the recovery" and may even outdo its performance in the recession.

June 2013 Round Up!

It's official - Applegate Lettings is three years old! We celebrated our birthday on 1st July and after a record breaking month in the Applegate office our celebrations were that extra bit special. If you didn't see our post earlier in June, it was during the last month that we celebrated a record breaking week at Applegate Lettings, letting more properties in one week than ever before. If we take all of this into account and then throw in the sunny weather we've been having recently we really couldn't have asked for much more!

Speaking of setting new records at Applegate, we also completed on (moved new tenants in) more properties in June than in any other month in the three years that we have been open for business. With 0 withdrawals yet again we'd say it was a pretty successful month!

June also saw the arrival of our newest team member, Lewis, who started as a full time member of staff and is already making speedy progress and has settled in well as a member of the Applegate. Lewis will be dealing with all aspects of residential letting and management and has already taken over the management of our website along with various other responsibilities. 

We've got a busy month ahead in July, with some training to look forward to amongst other things, we look forward to telling you all about it next month!
