Government to 'backtrack on rental sector immigration checks'


The government is set to backtrack on its plans to force letting agents and landlords to be responsible for checking the immigration status of tenants.


This is according to shadow communities secretary Hilary Benn who believes the policy will be scrapped in most areas.



"Ministers simply don’t have a clue when it comes to detail and their policy on this is unravelling," he commented. 



Mr Benn claimed that if the government wants to tackle the problem of rogue operators in the sector, it should follow Labour's policy of introducing a statutory register for landlords. 



David Cameron announced the plans to make immigration checks the responsibility of the rental industry in March. 



However, communities secretary Eric Pickles is believed to have told the prime minister this is not viable and now the policy will only be introduced in "high-risk" areas where the chances of illegal immigrants wanting to rent is particularly common.

The NAEA and ARLA have named their new incoming presidential teams



Jan Htch, from Arnolds Keys, Norfolk, is president of the NAEA (National Association of Estate Agents), while Susan Fitz-Gibbon succeeds Jane Ingram at ARLA (The Association of Residential Letting Agents). Htch succeeds Mark Hayward who has combined his role as NAEA president with his ongoing job as NAEA managing director.

Both women are inspirational. Htch began her career with Arnolds in 1993 and rose through the ranks to become the first female partner in its 100-year history. Fitz-Gibbon founded London agents Fitz-Gibbon Residential in 1988, now Fitz-Gibbon, and has been a member of ARLA for 23 years.

Fitz-Gibbon has battled with huge courage an extremely serious illness in the form of a rare bone cancer. After her diagnosis, Fitz-Gibbon founded Chordoma UK, a charity to raise money for research into the condition.

In other NFoPP appointments, London agent Simon Gerrard, managing director of Martyn Gerrard, becomes president-elect of the NAEA and Valerie Bannister, national property director at Your Move, becomes president-elect of ARLA.

Martyn Baum, of Hartleys Estate Agents in Leicestershire, becomes vice-president of the NAEA, and Peter Savage, of Landmark Estates in London’s Docklands, becomes vice-president of ARLA.

Gary Harper becomes president of the National Association of Valuers and Auctioneers (NAVA) and David Broschomb becomes chair of the Institution of Commercial and Business Agents (ICBA).

Savvy investors use buy-to-let houses as pensions



We have some good news for tenants as more and more shrewd investors are snapping up buy-to-let properties in order to generate plenty of money for when they retire.


A study conducted by the Mail on Sunday showed that many people are unhappy with under performing pensions and have taken matters into their own hands by purchasing houses and then renting them out.



Interest rates are low, which means savings accounts are not yielding decent returns and in the meantime the private rental sector is booming, so it is unsurprising that so many new landlords are cashing in.



A recent study by Paragon confirmed the number of Britons entering the buy-to-let market has been rising since mid-2009.



The average yield on a buy-to-let home is six per cent and 60 per cent of existing landlords are planning to enhance their portfolios in the next 12 months.



David Whittaker, managing director of broker Mortgages for Business, told This is Money that many property owners are buoyed by the fact house hunters are finding it so hard to secure a mortgage.



"As a result, demand for rental property continues to outstrip the supply, which has pushed up yields," he was quoted as saying.
